The creation and composition of the building site prices for the new residential area Seeleite I to III in Unterpleichfeld are correct. The decision on 320 euros per square meter will not be changed. The local authority has approved the administration according to law and law on all points requested.
Building owners protested a second time after the majority decision was announced. Again a number of women, men and children with posters and banners came to the cultural center when the local council met there.
“At this price, families cannot build”, “Fair and affordable land prices for young families”, “No overworking young families” or “Who should pay that?” was written on the protesters’ signs.
Familienbeirt not heard
It had already leaked through the Unterpleichfeld family advisory council that the chances of changing the decision made in early June were poor. “The family advisory council is not necessarily to be involved in matters relating to the family,” board member Christian is disappointed. The panel had clung to this “straw”. Those responsible believed that they should have a say in building site pricing.
How many e-mails and how many signatures have been received by the board team against the “crazy building price” will now be discussed in a public and corona-compatible meeting of the family advisory board on July 9th. Mayor Alois Fischer, the Deputy Mayor Aurelian Völker and the family representative Simone Erk appointed by the local council are also invited.
“During our many citizen talks and with our protests, we made sure that the issue of price sensitivity had reached the town and the local council,” said Board Member Klippel, thanking everyone who was involved. He also points out that in the run-up to the local elections, all candidates across the party borders had emphasized their family friendliness.
Discount per child
Branch manager Thomas Bäumel sees the crux of the matter in the difference between “cheap building land” and “cheaper building land” for families. He points out that the criteria catalog for the allocation of the building sites was designed to be family-friendly and there is also a discount of three euros per child for the square meter.
In the previous residential area in Unterpleichfeld 14 years ago, the price per square meter was still 129 euros. The last building site in the area was sold in 2016 at the price set years ago. Therefore, the jump to 320 euros now seems particularly high. But in 2006 the building land price was composed just like now from the development costs incurred and the land standard.
Good transport connection
Unterpleichfeld has developed a lot in recent years, Bäumel is convinced. With regard to the infrastructure and the location on the B 19 and in the vicinity of the Estenfeld motorway junction on the A 7, the place in the north of Würzburg need not hide. With the direct bus to Würzburg one is in the city in twelve minutes. There are enough shops and a specialist center is to be built soon.
The building site price of 320 euros reflects the current market value. The community had been confirmed by many sides. The municipality also noticed that the building land is scarce in the fact that the telephones in the town hall have been hot in recent weeks. The run to the 68 building sites with their 360 to 750 sqm increased again after the prices were published in the press.
As planned, the opening of the first section will be finished in September this year. Unfortunately, the municipality had to postpone the application deadline for the three-part construction area for technical reasons. An application will not be possible until mid-July. Until the criteria can be checked and the notary appointment for the assignment can be determined, it will probably be at the end of August, Bäumel speculates.
“Everything done right”
In any case, Mayor Alois Fischer is happy that all legal questions regarding the calculation of the site price, the addition of the standard land value and the personally involved local councils could be clarified. “We did everything right”, he is pleased about Wolfgang Hörner’s explanations and the confirmation of the municipal supervision at the district office in Würzburg.
